What is a cadastre number

    A cadastre number of a land plot is an individual, non-repeating sequence of numbers and characters that is assigned to a land plot at the time of its state registration (entry of information on the respective land plot into the State Land Cadastre) and retained for its entire existence.
   Cadastral numbers of land plots are specified in resolutions of state authorities, Council of Ministers of the Autonomous Republic of Crimea, local governments on the transfer of these plots for ownership or use, respectively, the assignment of cadastral number to a land plot is part of the process of its privatisation or receipt for use.


Why do we need a cadastral number?
A cadastre number confirms that your land is registered in a special register, the State Land Cadastre (GZK). This also means that the cadastre contains all information about the owner of the land, its purpose, boundaries and other important information. In other words, having a land registry number ensures that your land is officially registered and no one can take it over or take it away from you.

Land plots registered before 2004 (exactly at that time the automated system of state land cadastre maintenance was established) can have no cadastre number: such land plots may be used according to their designation, but no civil law transactions can be made, unless the cadastre number is assigned.

Pursuant to Article 120 of the Land Code of Ukraine and part 1 of Article 377 of the Civil Code of Ukraine, a person who has acquired ownership title to an immovable property (residential building (except for an apartment building), other building or construction) or an unfinished construction project, title to which is registered in the manner prescribed by law, or share in joint title to such project, simultaneously acquires title (share in joint title) or right to use the land plot on which such property is located, without the change in ownership title. Essential condition of the agreement providing for transfer of ownership title to a real estate object (dwelling house (except apartment house), other building or structure), construction-in-progress located on the land plot and owned by the alienator, is the condition of simultaneous transfer of ownership title to such land plot (share in the common ownership title to it) from the alienator (previous owner) of the respective object to the buyer of such object.
Pursuant to Article 79 (1) of the Land Code of Ukraine, a land plot is a part of the land surface with fixed boundaries, a certain location and certain rights with respect thereto.
Article 79-1 of the Land Code of Ukraine stipulates that the formation of a land plot is to define the land as an object of civil rights. The formation of a land plot includes determination of its area, boundaries and entry of information about it in the State Land Cadastre. A land plot is considered formed after it is assigned a cadastral number.

In other words for a civil law transaction involving the sale of a separate real estate object the cadastral number assigned to the land plot on which such object is located is obligatory.
